New construction at this level doesn't come to Big Bear often, and almost never this close to the slopes. I walked every room so you can see where the value is — and why the right buyer is going to be very happy with this one.
Here's the quick math: built in 2023, five bedrooms, five and a half baths, 4,465 square feet — that works out to roughly $448 a square foot — listed just under $2 million. Why the location does a lot of the heavy lifting
Moonridge Road is the route people take to get to Bear Mountain, and that's not a small detail.
Proximity to the slopes is one of the strongest demand drivers in this market — it lifts both nightly rental rates and long-term resale appeal. This home is about a mile out, which puts you close to the action without sitting on top of it.
Two things nearby add upside. There's a new wedding venue right across the street, and a new village is planned close by. That combination points to an area that's still up and coming, which is exactly what you want to see when you're buying at the top of the local price range. What stood out on this walkthrough is that the home was clearly designed with rental performance in mind, and that shows up in the details most tours skip past.

- An existing rental history — it was previously listed with SoCal Vacations, and the rental track record is strong.
